Things I Do Behind Your Back...
Here are all of the things that I do behind your back, while
you’re selling your home, that will make you quite happy!
I know what you were thinking with that deceptive headline…I
am a typical salesy, Real Estate Agent, but I am actually going to give you
some insight as to how I HELP you, behind the scenes. You definitely need to research the REALTOR you select, so you will feel confident that they will have your back.
- I PLAN! I’m like Santa over here, making my lists & checking them twice. To be truthful, I actually have 60 things on my to-do list, for once we get your home under contract! That doesn’t include the 30+ things I do, when I list your property.
- I go over the contract, with a fine-tooth comb, or really just a highlighter. I print that thing off & start marking it up, with things we may need to counter, along with the other good, bad & ugly items. I review it before I even call you, to discuss.
- I keep everyone on their toes! I make sure that my clients, as well as the other Realtor are aware of contingency removal deadlines. I always send an email alerting everyone to important dates. If you miss a deadline, you could miss out on the house. This market is so HOT that we are taking back up offers, so you can't afford to make mistakes.
- I don't let them take an inch! In my first 5 years in real estate, if someone asked for an extension on the closing date, I gave it to them. I would talk my clients into being accommodating. Being nice is in my nature. I just can't help it. These past several years, I have learned, if you give them an inch, they'll take a mile, or in most cases, they'll want a week+ extension. I am no longer afraid to tell a lender NO! I am tough, but still nice.
- Follow up with the Lender, regarding the appraisal! As the seller, you are always left in the dark, regarding the appraisal. Since you don't pay for the appraisal, you don't know what your home appraises for. However, I will follow up for you, to find out if it at least appraised for purchase price. Too many times in the transaction, agents forget to pass along that message.
- Go over the final closing disclosure, with you. I compare the settlement statement to our final estimate of closing costs, as well as the contract, to make sure that the numbers line up. About half the time, I catch something, whether the cost of a new survey is thrown into your column, instead of the buyer's or a doc fee is missing. I do this before I go over it with you. It is always a good thing, to have another set of eyes on it.
- I remember to remove the sign & lockbox. I will NEVER forget this one time a very disgruntled new homeowner came into the office & brought in a door knob with a lockbox still attached to it! He dropped it onto the receptionist's desk. Y'all, he was SO mad that the agent never came back to remove the lockbox! First of all, those things cost money, and so do the signs, so I don't like throwing away money. Secondly, it's on my list of things to do, so I don't forget.
- I update your contact info! If you have moved out of town, or down the road, I remember to update your new address in my contact manager. I truly want to stay in touch! When you go through a transition like this, it is hard NOT to keep in contact. When you become a client of mine, just know, you will remain a friend too!
